WHAT IS CO LIVING?

Co-living is a modern form of shared housing where properties have been custom built to enhance the rental return of a residential asset by leasing individual spaces to separate tenants under the one roofline.

Residents have their own private bedrooms, bathrooms, and depending on design even kitchenets and outdoor areas, but can share common areas like kitchens, living/dining rooms, laundry and backyards. Tenancies often include amenities like utilities, cleaning services, and furnished spaces, assisting to keep the private and communal areas running efficiently for both residents and landlords.

Co-living spaces are purpose-built, with private rooms, bathrooms even in some instances kitchenets with well-designed communal areas. Shared housing often involves adapting a traditional house or apartment, which always fall short in terms of the design and therefore its appeal to tenants.

Absolutely! Without cash flow its incredibly difficult to obtain finance for more acquisitions as serviceability is a huge factor for any lenders credit assessment. Our cash flow positive properties do not just perform well individually, they help set up investors for further investment opportunities.

Co-living can be a great option for people of ALL ages. Most of our tenants to date consist of students, young professionals, middle age singles, essential workers, and anyone looking for a more affordable, social, and convenient living arrangement.

Minimal at best! Being a relatively new concept that’s just starting to gain popularity with tenants, the supply levels are very minimal in most locations. Given Australia’s worsening housing crisis with less property being constructed and record levels of immigration, if the supply levels of Co Living are to increase, it will still struggle to keep up with the ever-growing demand.

We heavily research locations and only recommend options that make great commercial sense to our clients as they are highly sort after by potential tenants. If you understand what’s important from a design perspective and couple this with the right location, the marked demand is incredible!

There are many factors than play a role in capital growth. The main underpinning factors are always land value and location. If we are comparing Co Living assets directly next door to a traditional house, then both the land value and location is the same, therefore we can expect the same long terms capital growth.

On average a Co Living design is slightly more expensive that a traditional house of the same size and specifications. There are a few additional inclusions and design considerations in a Co Living property that increase the cost, but this is a small price to pay for the significant increase in rental return.
